This was the first inspection report where I started my YouTube summary report inspection that is completed and uploaded for free within an hour of the finished inspection. This was my second ever report where I found myself in a situation where I have to report many structural issues with the foundation of the house. A normal home inspector would not have noted the structural issues in detail.
June 23rd 2020
This report is probably my favorite report. After inspecting this house I noted there was no insulation in the attic which is completely against code for the age of the house. If there is no insulation in the attic that means there is no insulation in the walls. The Buyers realtor went to the county and found that this house was never permitted to build and was deemed tagged to be retrofitted for new building code. this was a complete mess and I saved the clients from making the biggest purchase mistake. They eventually got a cute house a month later that I inspected.

This report goes into various details of roof issues that involved having solar panels installed on a 20 plus year old 3 tab roof. This report was important as it was showing my potential to outside of area realtors.

This is a very detailed report that countered a civil engineer who did the work "handyman" himself on the house. In the end he praised me as my report explained in detail cantilever issues, various flashing issues and a complete removal of a roof that was needed. This report breaks down all the potential flaws that can be found that only a builder would notice.
August 10th 2020
This was an important report as I have inspected the above unit of the garage and the garage itself detached from the house was not permitted. As with the structural integrity of the addition would have never passed local code inspections. This was vital as a General Contractor who still builds knows the county inspectors and state codes i was able to relieve headache for the client to lower their offer because it was listed as part of the sale of the house when it was never permitted.
